Schedule around trading
Most commercial work is planned for closed hours. That gets agreed before anything is booked.
Isolate by tenancy
In multi unit property, identifying whose line is at fault decides who is responsible for the bill, so it is established before the repair.
Quote in writing
Scope, price and the expected disruption window, so the operator can plan around it.
Document what was done
A written record of the work, which matters when the same asset is managed by somebody else next year.
Commercial kitchens are a grease problem first
The overwhelming majority of restaurant drain calls are grease, and grease behaves differently from a domestic blockage. It coats the inside of a line progressively, so the symptom is a drain that has been getting slower for months, then stops.
That is why kitchen lines respond to scheduled maintenance in a way domestic drains do not. A line on a maintenance interval is a line that does not close the kitchen at service.
Public restrooms fail on volume, not age
Commercial restroom fixtures see use a domestic fixture never approaches, and the parts that fail are the moving ones: flush valves, sensors and supply stops. Hard valley water accelerates all three.
Keeping common replacement parts matched across a site is worth more than it sounds, because it turns most restroom failures into a short visit rather than a sourcing exercise.
Multi unit property and who pays
When a leak crosses a boundary between tenancies, the plumbing question and the responsibility question are different questions. Establishing which line failed, and on which side of the demise, is what settles the second one.
We document that clearly, because a repair invoice sent to the wrong party creates a dispute that costs more than the work did.
