Enterprise covers the rapidly grown southwest valley including Mountain's Edge, Southern Highlands and Silverado Ranch. Housing is predominantly 2000s PEX and copper, so faults concentrate in water heaters, fixtures and fittings rather than in failing supply runs.
New construction does not mean no plumbing problems
The most common assumption in Enterprise is that a house built in the 2000s has nothing to worry about yet. The supply lines usually are fine. PEX and modern copper installed to code have plenty of life left.
What is not fine is the water heater. A tank installed with the house has been heating 17 grain per gallon water every day since, and if it has never been flushed it is carrying a sediment bed that reduces capacity and produces the rumbling that brings us out.
The second most common call is fixture cartridges. Hard water works them harder than the manufacturer ever assumed, so builder grade fixtures in a 2000s house are frequently on their second or third cartridge.
Builder grade is a real category
Large master planned developments are built to a price, and the plumbing fixtures reflect that. It is not a scandal, it is how volume construction works, and it means original fixtures have a shorter practical life than better specified ones.
In very hard water that difference gets amplified. A household replacing the same cartridge for a third time is usually better served by upgrading the fixture to something with widely available parts than by repairing it again.
The softener question comes up early here
Some homes in these developments were built with a softener loop already roughed in, which makes an installation considerably simpler and cheaper than a retrofit into a house that has none.
It is worth checking whether yours has one before assuming a softener is a major project. Where the loop exists, the job is often a straightforward install rather than a plumbing exercise, and it protects the water heater and fixtures that otherwise take the full load of untreated water.
