The build era tells you most of it

Older homes in the central valley may still run galvanised steel supply, which narrows internally as it corrodes and eventually shows up as poor flow and discoloured water. Copper became standard through the long growth decades that followed, and newer outer valley construction is largely PEX.

Each material fails differently. Galvanised chokes, copper develops pinholes, and PEX is generally durable but unforgiving of bad fittings. Knowing which you have changes the diagnosis before anyone opens a wall.

Hard water is the constant

Whatever the pipe material, valley water runs 17 grains per gallon and is officially classed very hard. That shortens the life of water heaters, fixture cartridges, dishwashers and washing machines in every home here, regardless of age or postcode.

It is the reason water treatment sits alongside repair work rather than being treated as an upsell. A household replacing fixture cartridges every couple of years is paying for untreated water in instalments.

Condos and shared walls

In a condo or townhome, the boundary between your plumbing and the building stack decides who pays and who authorises the work. That boundary is set by the governing documents, not by where the pipe is.

We work within that: fixture side work proceeds normally, and anything touching a shared stack waits for the association to authorise it. Skipping that step creates a dispute that outlives the repair.

Why do my fixtures fail so often here?

Very hard water at 17 grains per gallon builds scale inside cartridges and aerators. It is the most common reason valley fixtures wear faster than the same fixtures elsewhere.

Can you work in a condo?
