Why hard water shortens the clock

When water containing dissolved calcium and magnesium is heated, those minerals come out of solution and settle at the bottom of the tank. At 17 grains per gallon that happens faster here than in most of the country.

The sediment bed does three things. It occupies volume that should hold hot water, so capacity drops. It insulates the burner from the water above, so the unit runs longer to reach temperature. And it traps steam that collapses noisily, which is the rumbling people call about.

None of it is a defect. It is what happens when very hard water is heated repeatedly, and it is the reason maintenance matters more here than the badge on the front.

The anode rod almost nobody checks

Inside a tank heater is a sacrificial anode rod, designed to corrode so the steel tank does not. When the rod is used up, the corrosion moves to the tank itself, and a tank that has corroded through is a replacement rather than a repair.

It is inspectable and replaceable on most units, and it is easily the least known maintenance item in a house. On a heater running in very hard water, checking it is worth more than most of what people worry about.

Signs yours is near the end

Rust coloured hot water, a tank that rumbles loudly, hot water that runs out much sooner than it used to, and any moisture around the base of the unit.

A leak from a fitting is a repair. A leak from the tank body means the inner tank has corroded through, and no repair makes that safe. At that point the only question is whether you replace it on your schedule or on its.
