A tankless water heater heats on demand instead of storing hot water, so it does not run out and does not keep a tank warm. In Las Vegas, descaling is not optional maintenance: very hard water scales a heat exchanger faster than it scales a tank.

How a conversion is assessed
Check the gas supply first
A tankless unit draws far more gas while running than a tank does. If the existing line cannot carry it, that is the real cost of the conversion and you should know early.
Check the venting route
Tankless units have their own venting requirements and generally cannot reuse an existing tank flue.
Size by flow and temperature rise
Not by tank gallons. How many fixtures run at once, and how far the incoming water has to be raised.
Quote the whole thing
Unit, gas work, venting and isolation valves. A tankless quote without those lines is incomplete.
Install and set the service interval
Commissioned, and the descaling interval written down, because in this valley that is what protects the investment.
Descaling is the local condition of ownership
A tankless unit heats water through a compact heat exchanger. Very hard water deposits scale on the inside of that exchanger, which restricts flow and forces the unit to work harder, and it happens faster here than in most markets because the supply is 17 grains per gallon.
This is why isolation valves are fitted at installation. They make descaling a routine service rather than a dismantling exercise, and an installer who leaves them out has saved you a little money and cost you a lot.
Softening the supply reduces how fast that scale forms. On a tankless installation in this valley, softening and descaling are not add ons, they are how the unit reaches its expected life.
The honest downsides
The conversion costs more than replacing a tank with a tank, often substantially, and the gas and venting work is usually why. There is a short delay before hot water reaches the tap, and very low flow draws may not trigger the unit at all.
None of that makes tankless a bad choice. It makes it a choice that should be made with the real numbers rather than the brochure ones.

Hot water that does not run out, no standby loss from keeping a tank warm, a longer expected service life when maintained, and the floor space back.
For a household that genuinely runs out of hot water, the first of those is the one that changes daily life.

Is tankless cheaper to run?
It removes standby loss, which is real. Whether that pays back the higher installation cost depends on your use and how long you stay in the house.
Do I really have to descale it?
In 17 grain per gallon water, yes. Skipping it is the most common reason a tankless unit disappoints its owner.
Can I convert without gas work?
Sometimes, if the existing supply is adequate. That is assessed before anything is quoted, because it is usually the biggest variable.

Do tankless water heaters work with hard water?
Yes, with maintenance. Very hard Las Vegas water scales the heat exchanger, so descaling on a schedule and isolation valves fitted at installation are both important here.
How often should a tankless unit be descaled?
More often than in an average water market, because of local hardness. The interval is set at installation and written down rather than left to chance.
Does converting to tankless need new gas piping?
Often, because a tankless unit draws much more gas while running than a tank. Gas supply capacity is assessed first, since it usually drives the conversion cost.
Can a tankless unit run two showers at once?
That depends on the unit flow rate and the temperature rise required. Sizing is done by those numbers rather than by tank gallons.
